Main Purpose of Job

The Maintenance Supervisor III is responsible to manage the physical plant operations, building maintenance and grounds work. This position is responsible for managing and overseeing the maintenance and function of all utilities coming into the facility, grounds, vehicles, and technical building maintenance and installation services by employees and vendors.

POSITION DUTIES

  • Manage and oversee upkeep of building systems and equipment to maintain function and structural integrity to meet regulatory requirements, and health and safety standards.  
  • Oversee the work of skilled trades employees and vendors in the operation of gas fueled boilers and air conditioning systems. 
  • Oversee, manage and ensure the timely completion of technical building maintenance work and installation services assigned to the various trades sections and general services. 
  • Inspect buildings structures to determine the need for repairs or renovations; Provide recommendations to the COO. Develop and implement short and long term facility strategies using the annual DGS Preventative Maintenance Operation/Project Justification (PMO/PJ) process. 
  • Prepare specification for the requisition of equipment, tools, parts, and supplies.     
  • Prepare contractual specifications and coordinate installations and/or overhaul work to be done by private sector vendors. 
  • Inspect completed jobs for quality, contract specification and trades standards. Compare costs of completed jobs with the original estimates. 
  • Hold department meetings, trainings, and discussions. Assist staff in their work and provide on-the-job training, as needed. Develop, review and revise Standard Operating Procedures. 
  • Assist in the preparation and administration of the building maintenance budget.

MINIMUM QUALIFICATIONS

Education:   Eighth grade.

Experience: Eight years of experience in stationary engineering, building maintenance or building construction trades including seven years of responsibility assigning, reviewing and approving the work of others and disciplining, evaluating the performance of and recommending the hiring, firing and promoting of others.

Note: Candidates may substitute U.S. Armed Forces military service experience at a rank of Corporal/Petty Officer or higher as a non-commissioned officer in utilities classifications or mechanical maintenance specialty codes in the utility systems repair field of work on a year-for-year basis for the required experience.

LICENSES, REGISTRATIONS AND CERTIFICATIONS

Employees in this classification series may be assigned duties that require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator's license valid in the State of Maryland.
