Summary
The Cargo Properties Leasing Coordinator provides day to day management of non-terminal aeronautical properties for the Business & Revenue division of CLT. At the direction of the Airline Affairs Manager and tied to the Smart Growth, Customer Focus and Asset Preservation principles, represents Charlotte Douglas International Airport with its efforts to attract, retain, and oversee leased spaces compatible with aeronautical activities. This position will manage the leasing of airside property on the South Cargo area of CLT campus, the accounting for these properties and the maintenance required to preserve these assets. Works with internal and external contacts to further CLT’s vision, mission and goals in relation to development of Airport property. Manages projects for increasing Airport financial self-sufficiency.

- Standard office hours apply Monday through Friday. Additionally, attendance required at after-hours meetings, and during urgent or special situations.
- Accessibility by phone during off-duty hours to assist in the response to urgent or emergency events is required.
- Valid driver’s license with ability to qualify for and maintain City driving permit.

Major Duties and Responsibilities
- Oversee the negotiation, execution, and administration of lease agreements for cargo warehouses, office spaces, and other aeronautical leasable space ensuring that all space is leased on a basis of highest and best use;
- Ensure compliance with lease terms, including but not limited to monthly invoicing and collections, responsibility of maintenance/ repairs, improvements, utilities, and lease renewal processes;
- Guide tenants through Tenant Modification process when making any alterations to their leased space;
- Act as the primary point of contact for tenants, addressing their concerns, inquiries, and needs promptly and professionally in order to develop and maintain strong relationships with tenants and ensure lease renewals and tenant retention;
- Regularly inspect managed properties to ensure they are well-maintained and that lease terms are being followed;
- Assist in execution of future development strategy to meet the goals identified in the overall CLT Master Plan including the South Area Development Plan;
- Manage the leasing revenue and project budgets for property management. This entails receiving, recording, and reporting on all leasing/property management financial activities;
- Assist in entering and maintaining data in the Airport’s lease management system database including agreements, exhibits, maps, certificates of insurance, and other associated documentation;
- Maintain Airport’s properties & leasing webpage with up to date information on available property and monitor shared email address for inquiries;
- Attend conferences, seminars, industry trade shows, etc. as well as meetings with local and regional economic partners and government agencies and other business-related events;
- Perform other job-related duties as assigned.

Preferred Qualification
Experience in real estate leasing management, contract management, contract administration, and/or tenant property management preferred. Bachelor’s degree preferred from an accredited college or university with major course work in business, economics, marketing, real estate, or a related field. Experience in program management, aviation industry and eminent domain real estate is helpful.
