Function

Serve as CLT Airport’s Terminal Concessions Contract Manager, overseeing the airport's Concession Program, which generates approximately $260M in annual gross revenues. This position will manage all aspects of the program including but not limited to Food & Beverage, Retail & Services.

Summary

This position will handle advertising and other revenue producing services and amenities.  This manager will lead a team of two (2), whose goals are to support the Concessions Program Manager with all areas including management oversight related to:

Operational aspects for all concessions/venues
Customer needs/concerns/issues
Business inquiries
ACDBE programs and participation
Solicitation processes
New business development and revenue generation 
Financial obligations
Lease agreement compliance
Contract negotiations

Major Duties and Responsibilities

• Support the development of new and existing concessions, services and amenities, through short and long-term strategic planning, in order to maximize revenues to CLT and enhance the traveler’s experience.
• Monitor the design and tenant modification processes for all concession projects including concept approval, design review submittals, construction, and store grand openings.  
• Maintain oversight of contract compliance requirements to ensure all capital investment expenditure obligations are met by concessionaires.
• Perform financial data analysis by reviewing sales reports, profit share statements, annual certified statements and more.
• Assist with solicitation processes by creating scope of work being sought, evaluating proposed operations, negotiating financial terms and contract execution.
• Participate with all concession agreement extensions, amendments, letter agreements and lease exhibits.
• Oversee concession maintenance, repairs and upkeep to ensure safety and sanitary obligations are met; serve as a liaison between the operator and Airport Facilities. 
• Interpret contract language and provisions to ensure full compliance.
• Monitor and approve operational parameters including hours of service, pricing, menu and more. 
• Maximize community outreach and business development by focusing on initiatives centered around local product mix, local brands/concepts, local ingredients and local operators.
• Manage CLT’s Airport Concession Disadvantaged Business Enterprise (ACDBE) requirements, set forth by the Federal Aviation Administration (FAA), through the oversight of multiple sub-contract agreements, including contractual goal achievements, certification processes, goal setting and more. 
• Direct a team of employees performing various aspects of the Concessions Program.

• Ability to apply conflict resolution techniques.
• Computer skills in Microsoft Suite (Excel, Word, PowerPoint, etc.).
• Excellent verbal and written communication skills and the ability to interact professionally with a diverse group of Partners, senior managers, and subject matter experts.
• Strong analytical, problem-solving skills, including a thorough understanding of how to interpret business needs and translate them into operational requirements.
• Understanding of City contracting processes and systems.
• Innovative thinker with concessions/hospitality industry knowledge and experience
• Broad understanding of Airline / Airport operations and general aviation terminology
• Attention to detail and accuracy.
• Ability to learn Airport processes and ask appropriate questions.
• Enthusiasm and willingness to participate and work well in a team environment.
• Ability to work with minimal supervision; self-starter; self-motivated.
• Ability to work safely and securely in public areas with the situational awareness.
• Ability to quickly develop rapport with other departments and divisions.
• Must be able to work irregular hours and shifts as needed. 
• Position must be able to maintain airport security clearance.

Preferred Qualification

A bachelor’s degree and 7 years of experience; with 5 years’ work experience specific to large-scale, high-revenue, airport concession programs.  Experience with contract administration, finance, hospitality management, business development, and/or project management preferred. 

Minimum Qualifications

- High school degree or GED with eleven years of equivalent experience
- Associates degree or 2-year college degree with nine years of equivalent experience
- Bachelors degree with seven years of equivalent experience
- Masters degree with five years of equivalent experience

Conditions of Employment
