Introduction

The goal of the City of Charlotte’s General Services Department is to guide agencies through innovative and efficient deployment of resources to meet their missions and fulfill the needs of the City in a rapidly evolving and complex environment.  The Department will design and deliver expanded, shared services across departments and for the City of Charlotte to improve performance and save taxpayer money.  General Services consists of capital project management, fleet services, procurement, environmental services, property management, and other support services.  The Department guides city departments through innovative and efficient deployment of resources to meet their missions.

Summary

Seeking a HVAC/Plumbing Supervisor in the Building Services Division of the General Services Department. This position will be responsible for managing a team of HVAC technicians and plumbers who perform demands related to HVAC and plumbing systems, preventative maintenance, and repairs in approximately 180 City facilities.  

Major Duties and Responsibilities

  • Manage schedules and budget for various preventative maintenance, repair and capital replacement services for City facilities and assets related to HVAC and plumbing systems 
  • Manage and respond as needed to critical on-call events
  • Supervise, mentor, coach, and train multiple HVAC Maintenance Technicians and Plumbers
  • Update HVAC project lists and assignments that are reviewed during routine staff meetings
  • Manage HVAC technician’s preventative maintenance and work orders
  • Represent Building Services as a HVAC subject matter expert in various meetings
  • Assist the Superintendent and Finance Manager with operating and capital planning for HVAC system replacements and upgrades
  • Process P-Card transactions in Munis while ensuring compliance with the Procurement Card Policy
  • Assist staff with invoice discrepancies, budget projection, CityWorks management system, and other processes 
  • Performs other duties as assigned

Knowledge, Skills & Abilities

  • Knowledge with the construction and maintenance of commercial and governmental facilities
  • At least six (6) years of experience working out of HVAC trucks and/or equivalent on a facility maintenance crew
  • BAS control system knowledge 
  • Ability to exercise independent thinking and judgment
  • Ability to read blueprints and detailed system diagrams
  • Excellent communication skills, both verbal and written with the ability to work well with others
  • Excellent organizational and time management skills
  • Ability to recognize problem sensitivity
  • Builds appropriate rapport and constructive and effective relationships
  • Uses diplomacy and tact and can diffuse conflict comfortably
  • Good problem-solving skills using logic and reasoning based on critical thinking with the ability to make decisions on a timely basis, identifying effective approaches for choosing a course of action and/or developing appropriate solutions within a team atmosphere
  • Preferred proficiency in Microsoft Office Suite products (Excel, Word, Outlook)
  • Requires current NC State HVAC Contractors License and Universal Certification for Refrigeration Handling 

Preferred Qualification

Minimum of ten (10) years of experience in HVAC systems, operations and/or maintenance industry with a minimum of three (3) years supervisory work experience; experience with government facilities and assets is a plus

Minimum Qualifications

High School Graduate or Equivalent and five years related work experience

OR

Associate's Degree and three years related work experience

Requires current NC State HVAC Contractors License and Universal Certification for Refrigeration Handling
