General Description

This position of Building Inspector II is expected to perform skilled work in all phases of residential and light commercial building inspections to ensure compliance with city, state, and other building codes including electrical, mechanical, plumbing, structural, fire, energy, and accessibility. The position of Building Inspector II requires the application of specialized knowledge of five residential building codes and of City building inspection procedures, and by the expectation to typically resolve public relations conflicts independently or with little supervision or assistance. Incumbents serve as an advisor to the Building Inspection Supervisor on technical matters and assist the Building Inspector I class as needed. This class is distinguished from the Building Inspector I classification by the greater level of knowledge and experience in residential building codes, City building inspection procedures, and by the higher level of independence in performing job duties. 

 

Employees may progress to this class from the Building Inspector I by meeting specific, criteria-based promotional requirements of performance and proficiency, as well as meeting the minimum requirements of the class and certification required  

Essential Functions

The position reports to the Building Inspector Supervisor through meetings, conferences, and end results achieved.

An employee in this class may work independently at an off-site location or be assigned to perform inspections through remote video technology as needed.

 Inspects industrial, commercial, and residential buildings during various stages of construction and remodeling to ensure compliance with applicable codes and regulations of the city, state and federal agencies.

Suggests corrections for defects and inadequacies and requires corrections to comply with applicable city ordinances and codes.

Performs lot location checks to ensure compliance with zoning and development ordinances.

Performs inspections of new construction, remodels, alterations, and repairs for compliance with applicable City ordinances and construction codes.

Reviews plans and specifications for commercial buildings and related construction involving installation, repair, replacement, and alteration for compliance with applicable codes and regulations.

Coordinates inspection activities with other City departments and divisions; confers with architects, contractors, builders and the general public in the field and office.

Documents inspections, including violations, and all records including inspection reports and correspondence with affected parties on compliance efforts.

Responds to inquiries from architects, engineers, designers, contractors, and the general public on building codes, inspections, inspection schedules, and compliance.

Maintains review, inspection, and permit records and databases and presents oral and written reports as required.

Performs inspections of construction sites and buildings being demolished or moved for compliance with work and safety regulations.

Research new building and construction methods, materials, and codes to stay current in the field.

Follows safety procedures, utilizes safety equipment, and monitors work environment to ensure safety of employees and other individuals.

Works in a safe manner and reports unsafe activity and conditions. Follows City-wide safety policy and practices and adheres to responsibilities concerning safety prevention, reporting and monitoring as outlined in the City’s Safety Handbook.

Minimum Qualifications

Minimum Education Levels & Type: High School Diploma or G.E.D.

Minimum Experience Qualifications: At least 2 years inspection experience or 4 years construction experience

Valid and Unrestricted Class D - Driver's License

Special Job Requirements

ICC Combination Residential Inspector certification plus  
ICC Fuel Gas Inspector certification

Driving Requirements

The following information pertains to driving requirements for this classification with the City of Tucson. Under "Driving Level" None, Secondary or Primary, refers to the driving responsibility as it relates to the essential functions of the classification. License Type, is just that, the type of Arizona Driving License required for the classification. If the position requires a Commercial Drivers License (CDL), the endorsements will be listed under "Endorsements." Under Safety Sensitive a "Yes" means employees with this classification are subject to pre-employment and random drug testing. License Type A,B,C,D,or M may require the use of personal or City vehicles on City business. Individuals must be physically capable of operating the vehicles safely, possess a valid license and have an acceptable driving record. Use of a personal vehicle for City business will be prohibited if the employee is not authorized to drive a City vehicle or if the employee does not have personal insurance coverage. Exceptions to classification driving requirement's may exist based on position.
