Building Maintenance Tradesworker II

Employees in this class apply specialized journey level skills in multiple trades areas performing tasks in the repair, modification, and maintenance of municipal buildings and facilities and in some aspects of construction of limited structures. Typical trade areas in which employees exercise skills include carpentry, masonry, painting, plastering, roofing, and flooring, etc. A significant portion of the work of employees in this class includes facilities upgrading and remodeling work, requiring the application of a higher level of skill and finish work than the Building Maintenance Tradesworker I class. Work is of more than average difficulty, requiring the application of reasonable initiative and independent judgment consistent with standard trade practices. Under general supervision, employees are expected to complete tasks and adhere to standard trades practices and procedures and to ensure that work is performed in a safe manner. Work is reviewed through observation and results obtained.

Performs general and specialized work in the repair, renovation, modification, and maintenance of buildings and allied structures; repairs walls, doors, partitions, counters, window frames, etc.; moves and resets partitions for office cubicles; moves and repositions office furniture; hangs shelving; may change out lights; may perform minor plumbing and electrical related work not requiring technical expertise.

Performs skilled facility upgrades and remodeling requiring some advanced knowledge of carpentry and other trades; designs, fabricates and installs custom bookcases, cabinets, counters, shelves, railings, etc.; creates and installs customized trim and molding; on a project basis regularly performs the more highly skilled interior finish work.

Performs demolition and salvage work and major renovation of offices and other work areas; removes existing walls and frames new walls; cuts window and door areas in existing walls and installs new doors and windows; installs drywall, insulation, paneling; removes old ceilings, sets new ceiling grids and installs ceiling panels; removes old flooring and installs new floor tiles, trim molding, etc.

 Removes and replaces old shingle, metal and torch down roofs; rebuilds roof structures, including trusses; coats roofs; builds awnings; removes and replaces gutters; repairs and replaces soffit and fascia; installs siding.

Paints interior and exteriors of buildings and other facilities using spray guns, rollers and brushes; caulks and patches interior and exterior surfaces of equipment, building and facilities; applies waterproofing and sealer materials; applies texture coatings to walls; erects, uses, and removes mechanical scaffolding, lifts, ladders, etc.; applies glazing, hangs paper and repairs plaster, drywall and wood surfaces.

Constructs frames and pours concrete slabs, finishes and repairs concrete walkways, steps and other surfaces; lays brick, cement blocks and ceramic tile; constructs metal buildings and additions to existing buildings.

Performs skilled bench work in shop operating power saws, jointers, planers and related equipment; performs locksmith tasks, including re-keying, installing panic bars, deadbolts and other hardware.

Previews jobs and prepares materials lists; picks up materials; maintains time, material and related work records; prepares daily records of time and materials.

Performs related work as required.

Considerable knowledge of: methods, practices, materials, tools and equipment of building maintenance and repair work; a variety of building construction trades (e.g. carpentry, painting, masonry, roofing, etc.).

Knowledge of: occupational hazards associated with building maintenance, repair and construction and pertinent safety measures and precautions; a variety of adhesives, epoxies and the application of plastics, veneers, laminates and wood products in interior finish work.

Some knowledge of: basic records keeping; knowledge of local codes.

Ability to: read and interpret basic blueprints, sketches and oral and written instructions and determine materials needs and estimate job time; establish and maintain effective working relationships with other city employees and the general public; lift heavy construction and maintenance materials [such as platforms, partitions, lumber, etc.]; operate motor vehicles, including trucks; climb ladders and work in high places.

Skill: in the use and care of hand and electrical tools and equipment used in carpentry and building and maintenance trades.

Graduation from an accredited high school or vocational school and three (3) years of experience in building maintenance and repair work including a variety of trades areas, with six (6) months of experience in interior finish work; or an equivalent combination of training and experience.

Possession of a valid Florida driver’s license; a valid Florida Commercial driver’s license may be required.

Evaluation of education and experience. Drug testing is included in all pre-employment processing.

During periods when the Mayor issues an emergency declaration for the City of Tampa, all employees may be required to work in preparation, response or recovery activities related to the stated emergency.
