Building Maintenance Supervisor III

Nature Of Work

An employee in this class is responsible for supervising more complex activities relative to general maintenance and repair of buildings, facilities, and related equipment. Tasks, which are of considerable difficulty, are performed in accordance with established practices and procedures and include performance appraisals, recommending hiring and promotions, and discipline administration for the employees supervised. Work in some positions requires that the employee maintain accurate records in order to ensure proper billing of user departments. Employee is also expected to make accurate cost estimates and complete supply requisitions. Under direction, the employee is required to exercise considerable initiative and independent judgment in determining maintenance requirements and ensuring timely completion of work projects. Work is reviewed while in progress and upon completion through observation, conferences, reports submitted, and results obtained.

Examples of Duties

Plans, organizes, and controls all phases of the work program for maintenance personnel; plans, assigns, supervises, and reviews the work of all maintenance personnel supervised; maintains work, vacation, and shift schedules. Performs detailed building and grounds surveys to determine maintenance requirements; prepares estimated cost, feasibility, and safety of projects; receives work orders, estimates needed, materials, and orders; reviews bills for labor and material; inspects completed repairs prior to submitting for payment; makes final inspection on completed work. Supervises additions to and remodeling of existing buildings as well as office configurations. Oversees city-wide contracts and contractual services provided for maintenance, custodial, security, grounds maintenance, and pest control. May participate in supervising employees engaged in electrical, mechanical, air conditioning, and/or plumbing repairs and installation, masonry and/or carpentry work, lubrications, concrete work, roofing, plastering, tile setting, and painting. Checks all emergency repairs and decides what action should be taken; reviews work upon completion. Maintains records of payroll for all maintenance personnel as well as records of sick and annual leave; maintains all necessary operating records. Communicates with supervisor on all important issues concerning performance of the maintenance department, i.e. additional employees, vehicles, equipment, promotions; consults with department heads and others regarding feasibility of proposed renovations and alterations as assigned. Enforces and practices safety for all employees; ensures upkeep and proper use and care of all vehicles, tools, and equipment. Performs related work as required.

Knowledge, Skills & Abilities

Extensive knowledge of: maintenance and repair requirements of municipal buildings and facilities; methods, techniques, tools, and materials used in maintenance and repair work related to assigned area; occupational hazards and appropriate safety precautions; effective supervisory techniques.

Considerable knowledge of: basic records keeping and report writing.

Ability to: plan, assign, supervise, and review a wide variety of assignments associated with the building maintenance and repair trade; interpret drawings and blueprints, prepare work specifications and estimate material needs; react quickly, calmly, and rationally in emergencies; maintain records and compile clear and concise reports; establish and maintain effective working relationships with employees and the general public.

Minimum Qualifications

Graduation from an accredited high school or vocational school and five (5) years of experience in operation, maintenance, and repair of buildings, facilities, and related equipment, including three (3) years of supervisory experience; or an equivalent combination of training and experience.

Licenses or Certifications

Possession of a valid Florida driver’s license; a valid Commercial driver’s license might be required.
