LOCATION OF POSITION

Anne Arundel County - 16 Francis St, Annapolis, MD 21401

Main Purpose of Job

This position is an entry-level position that reports to the Maintenance Supervisor I (Building Manager). In this position, the front-line employee is responsible for the safe and efficient operation of essential State office buildings operated by the Department of General Services. The position performs the daily work necessary to ensure the proper functioning of all building systems and equipment found in office buildings, including HVAC, electrical, plumbing, and any other systems required for the safe and effective operation of modern office structures.

POSITION DUTIES

Duties for this position include but are not limited to:
 
- Use the Computerized Maintenance Management System (CMMS) to monitor building equipment, complete building rounds, enter work orders, complete work orders, and schedule preventive maintenance throughout the building.
- Conduct daily facility rounds to identify and address maintenance needs.
- Replace ceiling tiles, floor tiles, and lighting fixtures throughout buildings to maintain safety and appearance.
- Repair doors, locks, hinges, and related hardware; carry out carpentry repairs and painting as needed.
- Visually inspect plumbing and electrical fixtures, completing repairs and resolving issues such as spills, leaks, and breakages.
- Collaborate with fellow maintenance staff on larger maintenance and renovation projects to ensure timely and effective completion.
- Ensure proper functioning of building systems and equipment.
- Maintain grounds and assist with performing maintenance repairs on associated gasoline operating equipment.
- Mow the lawn and clear the roadway, parking, and sidewalk of debris and clutter, and snow during the winter season.
- Maintain landscape areas, flowered areas, and shrubbery.
-  Receive supplies, keep records, and submit packing slips to the Superintendent’s office.
- Maintain inventory records for materials used. 
-  Store materials in a neat and orderly fashion.

LICENSES, REGISTRATIONS AND CERTIFICATIONS

Employees appointed to positions in this classification may be assigned duties which require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator’s license valid in the State of Maryland.

SPECIAL REQUIREMENTS

Employees in this classification may be subject to call-in 24 hours a day and, therefore, may be required to provide the employing agency with a telephone number where they can be reached.

The examination for this position will consist of a rating of your education, training and experience related to the requirements of the position.  Successful candidates will be placed on the employment eligibility list categorized as BEST QUALIFIED, BETTER QUALIFIED, or QUALIFIED.  The eligibility list will be valid for one year and may be extended.  The list will be used by the hiring authority to select employees for interviews.  Eligible lists may be used to fill future vacancies of the same classification. 

Please note, selected candidates may be required to complete and successfully pass a State and Federal fingerprint background check prior to being hired.
