JOB OVERVIEW

Performs technical work in the examination of plans, blueprints, and specifications pertaining to the construction of residential projects to ensure structural soundness and compliance with all building and construction applicable codes and ordinances.

MINIMUM QUALIFICATIONS

Graduation from high school or possession of a GED Certificate;  and
One year of experience as a building construction worker employed by a licensed general, building or residential contractor.

Or an equivalent combination of education, training and experience that would reasonably be expected to provide the job-related competencies noted below.

JOB SPECIFIC COMPETENCIES

  • Working knowledge of State and local codes and laws for residential building construction, mechanical, electrical, gas and plumbing system and installation.
  • Working knowledge of federal and state accessibility requirements for residential construction.
  • Some knowledge of inspection methods and procedures.
  • Some knowledge of the principles of structural engineering.
  • Ability to read and interpret plans, diagrams, blueprints, and specifications.
  • Ability to work effectively with others.
  • Ability to prepare reports and maintain records.
  • Ability to communicate effectively both orally and in writing.
  • Ability to maintain a current plans examiner license.
  • Ability to use a computer and related software.

REPRESENTATIVE DUTIES

Note: The following duties are illustrative and not exhaustive. Depending on assigned area of responsibility, incumbents in the position may perform some or all of the activities described below.
  • Examines residential plans, blueprints, and specifications for compliance with construction building codes.
  • Interprets codes and regulations to builders, property owners, and other interested parties and assists them in the alteration of construction plans to meet all applicable building and related codes.
  • Maintains appropriate files for the efficient recording and issuing of building permits.
  • Coordinates with appropriate personnel within the various inspection division (i.e., building, electric, plumbing, mechanical, fuel gas ) to insure that proposed specifications comply with all applicable building/construction codes and ordinances.
  • Insures that projects comply with the Florida Accessibility Code, the Life, Safety Codes, and the Florida Energy Code.
  • Performs other related duties as required.

ADDITIONAL REQUIREMENTS FOR SOME POSITIONS

Possession of a current Provisional or Standard certification issued by the Florida Department of Business and Professional Regulation under Chapter 468 of the Florida Statutes within probationary period.
